Our Fully Managed option includes;

Rent Guarantee options (Available FREE for an initial fixed period).
Arranging the necessary legal documentation. (included within initial set up fee)

Energy Performance Certificates (EPC's)
We have our own "in house" qualified Energy Assessor who will produce the necessary EPC for your property if not already available. These are legally required to market a property for either sale or letting purposes.
If required by our client, to arrange the annual Gas Safety Certificate and Service.
Compiling an in-depth colour photographic inventory. (included within initial set up fee)
Registering the deposit held with TDS (Tenancy Deposit Scheme).
Arranging all aspects of maintenance on behalf of our clients during the tenancy.
Accounting to our clients on a monthly basis.
Regular internal inspections of the property throughout the tenancy

TENANT FIND: £480 (Inc VAT)  INCLUDES:
• Collect and remit initial months’ rent received
• Agree collection of any shortfall and payment method
• Provide tenant with method of payment
• Deduct any pre-tenancy invoices
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

FULLY MANAGED: 12% (Inc VAT) INCLUDES:
• Collect and remit the monthly rent received
• Pursue non-payment of rent and provide advice on rent arrears actions
• Deduct commission and other works
• Advise all relevant utility providers of changes
• Undertake two inspection visits per annum and notify landlord of the outcome
• Arrange routine repairs and instruct approved contractors (providing two quotes)
• Hold keys throughout the tenancy term

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):
Setup Fee (Landlords Share): £90 (inc VAT)
• Agree the market rent and find a tenant in accordance with the landlord guidelines;
• Advise on refurbishment
• Provide guidance on compliance with statutory provisions and letting consents
• Carry out accompanied viewings (as appropriate )
• Market the property and advertise on relevant portals
• Erect board outside property in accordance with Town and Country Planning Act 1990
• Advise on non-resident tax status and HMRC (if relevant)
Inventory Fee (landlords share) £90 (inc VAT)
Dependent on the number of bedrooms and/or size of the property and outbuildings. Fully furnished or unfurnished.
Deposit Registration Fee: £36 (inc VAT)
• Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
• Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Additional property visits: £60 (inc VAT)
• To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
Submission of non-resident landlords receipts to HMRC £0 (inc VAT) quarterly
• To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC
Arrangement Fee for works over £___: £0 of net cost
• Arranging access and assessing costs with contractor;

• Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Checkout Fee (landlords share) £90 (inc VAT)
• Agree with tenant check out date and time appointment
• Instruct inventory provider to attend
• Negotiate with landlord and tenant any disbursement of the security deposit
• Return deposit as agreed with landlord and tenant to relevant parties
• Remit any disputed amount to Scheme for final adjudication
• Unprotect security deposit
• Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

BEFORE YOU MOVE IN:

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability)
Additional Tenant Fee £150 (inc VAT) per tenant
Processing the application, associated paperwork and referencing
Contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement
Guarantor Fee £90 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
Permitted Occupier Fee £0 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services
Pet Deposit Returnable additional Security Deposit of £200
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Lost Security Items £30 (inc VAT) plus item cost
Obtaining necessary permissions, sourcing providers and travel costs
Out of Hours Services £ N/A per hour (inc VAT) plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate
Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due
Professional Cleaning (if required) £20 (in VAT) per hour which will be deducted from the Security Deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
